Everybody wants a cabin with some land in Montana.

Unfortunately, that dream is becoming less attainable for most people, with real estate prices in Montana rising dramatically in many areas. We found a bargain today while browsing Zillow; a tiny, primitive cabin on twenty rugged acres near Miles City listed for $99,000.

Bargain do exist, the further east you go.

The general rule of real estate is supply and demand. More people want to live somewhat near a town or community, than those who want to live in middle-of-nowhere Montana. 20 acres in Gallatin County may sell for almost a million dollars, while 20 acres eight miles from Billings is listed for $210,000. Land bargains seem to get better the further east you go in Big Sky Country, as we can see in the example below.

The property is located in the rolling, rocky, semi-wooded hills about 45 minutes southwest of Mile City (pop. 8,397), the county seat of Custer County. The small community of Forsyth is about 50 minutes to the northwest.

Say goodbye to traffic and crowds.

Mile City offers basic shopping, with a Walmart, an Albertson's grocery store, farm and ranch supply stores, etc. There are plenty of bars and restaurants to wet your whistle or enjoy a nice steak.

Holy Rosary Healthcare and a VA clinic provide essential medical care. The community gets a little wild (Cowboy-style) during the famous Miles City Bucking Horse Sale, but other than that... living outside of Miles City provides endless solitude if that's what you desire.
